GSI provides the owner with estimating and scheduling services as well as project planning, budgeting, risk management, value engineering, and project oversite from inception through project closeout. We coordinate the project team and community outreach efforts, provide project controls and construction administration, assure conformance to quality and safety standards, verify code compliance, track EEO compliance and Workforce Inclusion Plan processes, monitor labor relations, and ensure adherence to cost control measures.
CONSTRUCTION MANAGER AT RISK
GSI assists the Owner throughout the development and design phases, offering preconstruction expertise, cost analysis, and schedule planning to align the project with the Owner’s vision. Once the project moves into the construction phase, GSI transitions into the role of General Contractor, coordinating trades, managing on-site activities, and implementing quality and safety controls. The project is delivered through a Guaranteed Maximum Price (GMP), ensuring that it remains within the defined budget and schedule while meeting all design, functional, and performance goals.
OWNER'S AGENT
GSI acts as the owner’s principal agent on the project team in connection with the project/program and provides advice and expertise on constructability, cost, schedule, and construction methodology to the Owner and the Project Team beginning early in the project life cycle, and remains an adviser to the Owner throughout the project regardless of the delivery method.
